Clean
Make maintenance feel obvious.
Deep clean, declutter, remove distractions, and make the house feel easy to walk through.
Seller prep guide
The goal is buyer confidence, not a renovation project. Clean, fix the visible issues, and make the photos tell the right story.
Most sellers do not need a dramatic makeover. They need the home to feel cared for, easy to understand, and priced in line with condition. The highest-return prep is usually cleaning, decluttering, small repairs, curb appeal, and photos that make the layout obvious.
Clean
Deep clean, declutter, remove distractions, and make the house feel easy to walk through.
Repair
Leaks, broken fixtures, peeling exterior paint, loose railings, safety issues, and anything a buyer notices in the first five minutes.
Photo prep
Photos should show light, flow, room purpose, yard usability, and the reason the house makes sense.
Skip
Most pre-list kitchen, bath, and flooring projects do not return cleanly unless the current condition blocks buyer confidence.
Fix the obvious confidence issues first: leaks, safety items, broken fixtures, peeling paint, exterior cleanup, and items likely to show up during inspection or city requirements.
Usually not. Cleaning, decluttering, small repairs, paint touchups, landscaping cleanup, and strong photos usually beat big renovations right before sale.
Some city requirements can matter. The exact answer depends on the city and property. That is why prep should be city-specific, not generic.
Earlier is better. Even a few weeks gives time to handle low-cost fixes before photos and avoid rushed decisions after the listing goes live.
Presentation only works when price and condition agree.
